Project Finance: Financial Foundations for Redevelopment Projects

Turn a solid idea into a financeable project. In this hands-on workshop, we walk through the full lifecycle of community development deals, from early feasibility to underwriting, valuation, and the equity stack, so you can build credible pro formas, size debt, and structure partnerships that close. You’ll practice with a live case (the Claire Building), pressure-testing rent, vacancy, DSCR, and LTV assumptions, assembling a capital stack with grants, soft seconds, and senior debt.

You’ll also unpack how equity actually works: GP/LP roles, co-investment, preferred returns, promotes, and IRR waterfalls plus what lenders look for, how cap rates connect to value, and where philanthropic and public subsidies fit.
