
Project Finance: Basic to Intermediate
The Project Finance workshop will introduce financing tools and the types of financing available in today’s market for residential and commercial development; Learn basic finance concepts and terminology, including Net Operating Income (NOI), Net Present Value (NPV), and debt coverage ratio (DCR), and how to construct development budgets and operating proformas. A brief review of valuation and financing tools and products will be covered. Participants will also discuss developing and analyzing project financials, including calculating loan payments, debt capacity, internal rate of return (IRR), and other financial calculations.

1. Understand real estate finance concepts and terminology.
2. Prepare development budgets and operating pro forma to determine net operating income (NOI), debt capacity, and financing.
3. Apply underwriting ratios lenders and investors use to assess a development project.
4. Discuss the different types of financing and economic incentives available for real estate development projects.
